Early Warning Signs
How To Know You Have a Leak Problem
β οΈ
Don't ignore water damage β it compounds fast
A small seeping crack in an RC roof slab can lead to rebar corrosion, spalling concrete, and structural failure within 3β5 years. What costs RM 3,000 to fix today may cost RM 30,000 next year. Act on the signs early.
π§
Water stains on ceiling
Yellow-brown stains forming directly below a bathroom or flat roof β the most common first sign of active water ingress.
π§
White salt deposits on walls
Efflorescence (white powdery residue) on brick or render walls indicates moisture migrating through the structure from outside.
π¨
Peeling or bubbling paint
Paint lifting from walls or ceilings means moisture is trapped beneath the surface β a sign of dampness or direct water entry.
πΏ
Mould or musty smell
Persistent mouldy odour or visible black mould spots in corners or ceiling edges signals prolonged moisture accumulation.
ποΈ
Spalling or cracking concrete
Chunks of concrete falling from the soffit or rust stains on the slab underside mean rebar has started corroding from water exposure.
π¦
Neighbour reports water ingress
If the unit below yours is reporting water damage, the source is almost certainly your bathroom screed or flat roof β act immediately.
How It Works
Our 5-Step Waterproofing Process
βΉοΈ
Non-hacking method available
Our chemical injection method treats toilet leaks without demolishing a single tile. The chemical is injected under pressure through small drilled holes, forming a crystalline barrier within the screed. No mess, no relocating tenants, results in 24β48 hours.
1
Site Inspection & Leak Mapping
Our specialist visits to identify the exact leak source β distinguishing between pipe leaks, failed waterproofing membrane, cracked screed, or structural cracks using moisture meters and visual tracing.
2
System Recommendation & Quote
We recommend the right waterproofing system for your specific substrate and condition β chemical injection, polyurethane membrane, cementitious coating, or bitumen torch-on β with a clear itemised quote.
3
Surface Preparation
All cracks are routed and filled, loose material removed, and the substrate cleaned and primed to ensure maximum membrane adhesion and longevity.
4
Waterproofing Application
The specified system is applied in the correct number of coats with proper curing times observed between layers. Reinforcement mesh is embedded at corners and construction joints.
5
Flood Test & Warranty Handover
A minimum 24-hour flood test is conducted. Once passed, a signed warranty certificate is issued. We also inspect the unit below to confirm the leak has been resolved.

"Our master bathroom had been leaking to the unit below for months. MKW used the non-hacking chemical injection method and fixed it in a single day without removing a single tile. The neighbour below confirmed zero leaks two weeks later. Exceptional work."

Got Questions?
Frequently Asked Questions
What is non-hacking waterproofing and does it actually work?
Yes β it works reliably when done correctly. The method involves drilling small holes (10β12mm) through the toilet floor tile and injecting a crystalline or polyurethane chemical under pressure into the screed layer. The chemical expands and cures to form a waterproof barrier. It avoids the need to hack out tiles, saving cost, time, and disruption. We back it with a warranty.
How long does waterproofing last?
A well-applied polyurethane membrane on a flat RC roof typically lasts 8β12 years before recoating is needed. Cementitious coatings last 5β8 years. The non-hacking chemical injection for toilets is generally permanent if the cause was a degraded screed layer. Longevity depends on surface prep quality, system selected, and foot traffic exposure.
My neighbour below is complaining β can you fix it without me hacking my bathroom?
In most cases, yes. If the leak source is the bathroom screed (which accounts for the majority of inter-floor water complaints), our non-hacking chemical injection method resolves it without demolition. However, if the leak is from a cracked pipe inside the wall or floor, some localised hacking may be unavoidable. We'll confirm the source during the site inspection before any work begins.
How long does the waterproofing job take?
A non-hacking toilet waterproofing job takes 1 day of injection plus 24 hours curing before the flood test. Flat roof membrane coating for a standard terrace house takes 2β3 days including surface prep. The bathroom must remain dry for 48 hours after treatment. Larger commercial roof works are scheduled and estimated individually.
Do you provide a warranty?
Yes. All waterproofing works come with a written warranty certificate. The warranty period depends on the system applied β typically 1β3 years for chemical injection and 3β5 years for full membrane systems. The warranty covers re-treatment at no additional labour cost if the same area leaks again within the warranty period.
Can you waterproof a roof that already has tiles on it?
It depends on the roof type. For pitched roofs with clay or concrete tiles, we can replace cracked tiles and reseal ridge capping without removing the entire roof. For flat RC roofs with existing screeds, a coating can often be applied over the top after crack repair. We'll assess during the site visit whether a strip-back is necessary for long-term effectiveness.
