How much does a full house renovation cost in Malaysia?
Costs vary widely depending on scope, finishes, and property size. A basic terrace house renovation (painting, tiling, minor hacking) typically ranges from RM 30,000–60,000. A mid-range full renovation with kitchen and bathroom overhaul runs RM 60,000–120,000. High-end projects with premium finishes and full structural changes can exceed RM 200,000. We provide a detailed BQ after a site visit so you get an accurate figure, not an estimate based on guesswork.
How long does a renovation project take?
A standard terrace house renovation takes 6–10 weeks. A condominium renovation (subject to JMB guidelines) takes 4–8 weeks. A full office fit-out from bare shell typically takes 6–12 weeks depending on size and M&E complexity. Timelines are committed in the contract and tracked weekly. We flag delays proactively β€” we don't wait for you to ask.
Do I need to move out during the renovation?
For a full renovation involving structural hacking, it's strongly recommended. Dust, noise, and the need to isolate electrical circuits make the property difficult to occupy safely. For partial renovations (e.g. one bathroom or kitchen only), we can phase the work so you stay in the property. We discuss this during the planning stage and design the schedule around your situation.
Do you handle permit applications for renovation work?
For works within an existing building envelope (internal renovations), no permit is typically required. For extensions that increase the built-up area or alter the building footprint, a local authority (MBPJ, MBSA, DBKL etc.) renovation permit is required. We advise on this during the consultation and can coordinate the application process if needed.
Can you work within a fixed budget?
Yes. Once you share your budget, we design the scope and material specifications to fit within it β€” proposing where to invest and where to save without compromising quality. We can also phase the work over time if budget constraints require it. We never oversell scope or push upgrades you don't need.
What is a defects liability period?
A defects liability period (DLP) is a contracted window β€” typically 3–12 months after handover β€” during which we return to fix any defects that arise from our workmanship at no additional cost. It does not cover damage caused by the client or normal wear and tear. All MKW Global renovation contracts include a DLP clause. We stand behind what we build.
