Every rope access operation begins with a documented risk assessment and method statement. No technician descends without a pre-use equipment inspection, anchor point verification, and a briefed ground support team in position. Safety is not a checklist — it is a culture.

Site Survey & Risk Assessment
Our supervisor visits the building to assess facade type, anchor point locations, building height, surrounding hazards, and access restrictions. A HIRARC risk assessment and method statement are prepared.

Quotation & Scheduling
A detailed quotation covering team size, equipment, cleaning agents, and working days is submitted. Scheduling accounts for weather windows — rope access work is suspended in winds above 40 km/h or active rainfall.

Anchor Point Setup & Equipment Check
Roof anchors are inspected and load-rated. A full pre-use equipment check is conducted — ropes, descenders, harnesses, helmets, and communication devices. Ground exclusion zone is barricaded and signposted.

Rope Access Cleaning Operations
Technicians descend on a working rope and independent safety line. Cleaning is performed systematically from top to bottom in defined work zones. Ground team monitors and manages ropes, water supply, and communications throughout.

What is IRATA and why does it matter?
IRATA (Industrial Rope Access Trade Association) is the internationally recognised body that sets training and operational standards for rope access work. IRATA Level 1 technicians can operate under supervision, Level 2 can work independently, and Level 3 supervisors oversee operations and write method statements. In Malaysia, DOSH Work at Height Regulations require that all rope access work be conducted by trained and competent persons — IRATA certification is the accepted evidence of competency. Always ask to see the technician's IRATA card before work begins.
Is rope access safe? How is it different from abseiling?
Industrial rope access is statistically one of the safest methods of working at height — IRATA's global incident data consistently shows a lower rate of lost-time injuries than scaffolding. It is different from recreational abseiling in that technicians use a two-rope system: a working rope and an independent safety rope with a fall arrest device. If the working rope fails, the safety line holds. Work is also never performed alone — a ground support team is always present for the full duration of the operation.
What weather conditions stop rope access work?
Rope access operations are suspended when wind speeds exceed 40 km/h at working height, during active rain, lightning, or when visibility is poor. In Malaysia, afternoon thunderstorms are common — we typically plan high-rise operations for early morning starts (7:00–7:30 AM) to maximise safe working hours before afternoon weather deteriorates. Weather holds are factored into project scheduling and do not incur additional charges.
Do you need access to the roof of my building?
Yes — roof access is required to install and rig the anchor system from which technicians descend. We coordinate with your building management or JMB for roof access. For buildings with no existing certified anchor points, we can design and install temporary anchor systems rated to the required load. All anchor setups are inspected by our IRATA Level 3 supervisor before any descent.
How long does it take to clean a high-rise building?
Duration depends on building height, facade area, surface type, and team size. A typical 20-storey residential tower takes 3–5 working days with a 4-person team. A 40-storey commercial tower with a full glass curtain wall may take 8–14 days. We provide a detailed work programme with daily targets after the site survey, so building management knows exactly what to expect each day.
How often should a building's facade be cleaned?
In Malaysia's tropical climate — high humidity, pollution, and monsoon rains — most commercial facades accumulate visible soiling within 6–12 months. Glass curtain walls are typically cleaned every 6 months, while concrete and cladding facades are usually washed annually. Beyond aesthetics, regular cleaning prevents acid rain etching on glass, algae root damage to sealant joints, and corrosion of aluminium frames. We recommend setting up an annual maintenance contract to lock in scheduling and pricing.
