Our Step-by-Step Process

Site Visit & Material Consultation
We visit the site, measure the areas, discuss your tile and colour choices, and advise on the right adhesive, grout, and paint system before any quote is submitted.

Surface Preparation
For tiling: substrate is cleaned, levelled, and screeded where needed. For painting: cracks are filled, loose paint removed, and surfaces sanded and skim-coated to a smooth, even base.

Waterproofing (Wet Areas)
Bathroom and kitchen floors receive a minimum 2-coat waterproof membrane before any tile adhesive is applied — this step is non-negotiable for wet areas and is often skipped by cheaper contractors.

Tiling or Painting Execution
Tiles are laid with correct adhesive, consistent joint spacing, and zero lippage. Paint is applied in the specified number of coats with adequate drying time between each coat — never rushed.

Grouting, Silicone & Final Finish
Grout is packed, tooled, and cleaned. Silicone is applied at all movement joints. For painting, a final touch-up pass ensures even coverage and sharp lines at all edges.

Clean-Down & Handover
All tile surfaces are cleaned of adhesive and grout haze. Paint masking removed. Site cleared of debris. Final inspection done with the client before sign-off.

What is lippage and how do you prevent it?
Lippage is the height difference between the edges of adjacent tiles — when one tile sits higher than the next, creating a trip hazard and an uneven appearance. It's caused by uneven substrate, incorrect adhesive coverage, or poor laying technique. We prevent it by ensuring the substrate is level within ±3mm over 3m, using the correct adhesive thickness, and using tile levelling clips during installation. Large-format tiles (600mm+) are especially sensitive to this and require an experienced tiler.
How long should I wait before walking on new tiles?
Standard cement-based tile adhesive takes 24 hours to reach initial set — light foot traffic is possible after this. However, the tiles should not be grouted for at least 24 hours, and you should avoid heavy foot traffic, furniture placement, or wet mopping for 48–72 hours. Rapid-set adhesives can reduce this to 4–6 hours when needed for fast-turnaround projects. We advise you specifically based on the adhesive used.
How many coats of paint do I need?
A properly prepared surface should receive one primer coat and two topcoats — three coats total. One coat of topcoat is never sufficient for even coverage, and two coats over bare plaster without primer leads to patchy, uneven results that show through over time. For dark colour changes (e.g. dark wall being repainted white), a third topcoat may be needed. We always apply the full specified number of coats — not a single coat dressed up as two.
Can you tile over existing tiles without hacking?
In some cases, yes — if the existing tiles are fully bonded (hollow-sounding tiles must be removed), the floor height allows for an additional layer, and the substrate can carry the extra weight. We use a special tile-on-tile adhesive and ensure thorough keying of the existing surface. However, for bathrooms, we recommend hacking out and reapplying waterproofing membrane underneath before re-tiling — tiling over existing bathroom tiles without waterproofing is a shortcut that leads to future leaks.
Why is my exterior paint peeling after just one year?
Premature peeling is almost always caused by one of three issues: painting over a damp wall before it has fully dried (common after waterproofing works), applying topcoat without a proper alkali-resistant primer on new plaster, or using a budget paint that lacks flexibility and UV resistance. Our exterior painting process always includes crack repair, an alkali-resistant sealer/primer, and a premium elastomeric topcoat — this is the only system that lasts in Malaysia's climate.
Do you handle both tiling and painting in the same project?
Yes — and it's more efficient when you do. Tiling always comes before painting so that grout haze and adhesive splashes can be cleaned without damaging fresh paintwork. We schedule trades in the correct sequence: tiling first, then gypsum works, then painting last. If you need both, we coordinate everything under one contract with a single project timeline.
